What Stamp Duty and Land Services SA fees apply when I buy a property?
Stamp duty and Land Services SA Transfer fees are based on the purchase price of the property.

Am I eligible for the First Home Owner Grant, or Stamp Duty relief?
You may be eligible for the First Home Owner Grant and Stamp Duty Relief if you're buying or building a new home or purchasing an off-the-plan apartment. Also, at least one applicant must be:
- An Australian citizen or permanent resident, or
- A New Zealand citizen living in Australia on a Special Category visa

What Stamp Duty and Land Services SA fees apply when I sell a property?
If you're selling, LSSA fees generally only apply to the removal (discharge) of any mortgage, encumbrance, or caveat that needs to be cleared at settlement.
Do Conveyancers have indemnity insurance?
Yes. All licensed conveyancers who are members of the Australian Institute of Conveyancers (AIC) are required to carry professional indemnity insurance. This protects you in the unlikely event something goes wrong.
When does Land Tax apply?
Land Tax is only payable on properties that are not your principal place of residence. Investment properties, commercial properties, and vacant land may be subject to Land Tax. I want to subdivide my property — where do I start?
Start by contacting two key professionals:
- A Licensed Surveyor – who will prepare the plan and coordinate approvals with Council, SA Water and the Planning Commission
- A Conveyancer – who will arrange consent from your lender (if any), manage documentation, and lodge the final plan with the Lands Titles Office
